The Phone Call That Started It

I run a small construction supply outfit in Portland, Oregon. I've been handling Mapei distributor orders for six years now. I've personally made—and documented—14 significant mistakes in that time. This one alone was worth roughly $4,800 in wasted labor, materials, and embarrassment.

The EPDM Roof Coating Didn't Stand a Chance

The roof coating was the bigger missed signal. EPDM is a low-surface-energy rubber. Ordinary coatings have a hard time wetting it out, so they peel around laps, seams, and flashings. Low surface energy adhesives contain special adhesion promoters that bond to materials like polypropylene, polyethylene, and rubber membranes. On an EPDM roof, you either use one of those systems or you use a compatible primer and coating. I did neither.

Why? Because the job looked simple. That's the trap. The 'adhesive is adhesive' thinking comes from an era when a tile job was a 10x10 bathroom floor in a conditioned building. That's not this job. This job had weather, movement, and a rubber roof below it.

A week before the failure, the contractor called to ask if he needed to worry about the freeze warning. I told him not to worry. That call still bothers me. It should have been a red flag, and I smoothed it over instead of pulling the data sheet.

The Redo

By late October, the contractor sent photos. The tile had let go on a cold night, and one piece punched through the roof coating seam. The EPDM coating was curling like a sunburned sticker at every lap. My stomach dropped.

Was I embarrassed? Completely.

The repair involved tearing out 180 square feet of tile, disposing of shattered porcelain, scraping the peeling coating, replacing a section of EPDM, re-tiling, and recoating. The redo invoice was $4,800. The correct materials from the beginning would have cost about $890 more.
