I manage facility purchasing for a 400-person company across three office locations. That means the unglamorous end of procurement—breakroom supplies, paper, HVAC filters—until the year our pool deck started flaking and the lobby tile grout started crumbling. It has to handle standing water, chlorine, UV, thermal movement, and wet foot traffic—barefoot, sometimes. Slip resistance and elastomeric behavior are engineered in, not mixed in by eye.

Take this with a grain of salt: I've heard the failure rate for decorative paint on pool decks in our climate is 60–70% within the first year. I don't have a scientific source for that number, and I'd never put it in a board report. But our own experience lined up with it. The painted surface cracked along control joints in four months. Water got underneath and lifted the paint in sheets. The sand texture wore off in a line down the center where everyone walked, leaving a slick strip that worried me more than the peeling did.

A cementitious adhesive already contains polymer dispersions. The tile industry classifies these under ISO 13007 as Type C (cementitious), with Type D for dispersion and Type R for reactive resin—epoxy falls into the reactive group. You mix a cementitious adhesive with water, it hardens, done. It's fast, cheap, and forgiving. An epoxy system starts with monomers in the resin and the hardener; mixing them triggers polymerization on site, meaning the chemical reaction happens in the joint rather than in the factory. The cured result is a dense, plastic-like network.

That's why so many of the common uses for epoxy resin are industrial: the cured material shrugs off chemicals, oil, and water better than cementitious material can. In our facilities, the practical uses for epoxy resin turned out to be:

  • Epoxy grout in the service bay and the breakroom kitchen, where oil and acids reach the floor
  • Concrete patching where bond strength matters more than drying time
  • Waterproofing details around pool deck drains and edges

But epoxy loses on speed, price, and forgiveness. Pot life—the time you have to work with the mixed material before it hardens—can be 30 to 60 minutes, less in hot weather. On a large floor, that's a logistical constraint. Mix too much and you're scraping hardened plastic off your tools. Oh, and the epoxy grout in the service bay has held up for 18 months with zero staining. That's the upside: the product does what it promises, if the schedule accommodates it.

For the lobby tile, we used a cementitious Mapei adhesive and grout. A filler or filling is a rigid paste that fills a static void (like a hole in drywall or a gap around a pipe that won't move). Once it sets, it stays put. A sealant is designed to remain flexible and accommodate expansion and contraction. Elastomeric joint sealants are classified under standards like ASTM C920, which specify movement capacity—±25%, ±50%, and so on—meaning how much the joint can open and close without breaking the seal.

We used a general-purpose filler on a pool deck control joint because the tube looked familiar and it was half the price of the sealant. It looked perfect for two weeks. Then thermal movement cracked it like a cracker. The joint needed a sealant with a movement class that matched the gap's actual behavior.
