I used to chase the lowest price. Then a $700 floor came back to haunt me.
In my role coordinating material specs for commercial flooring installations, I used to think a good deal was all about the unit price. I don't anymore.
In March 2023, a client called at 4:00 PM on a Thursday needing 800 sq ft of tile set by Monday for a restaurant soft opening. Normal turnaround was five days. We found a vendor with the cheapest adhesive on the market—saving about $0.30 per sq ft on the material. Paid $200 extra in rush fees. The job went in. Six weeks later, three tiles were loose near the dishwashing station. The 'cheap' adhesive had failed under moisture. Time is the biggest hidden variable
Take a typical large-format tile job. Using a standard thin-set that needs 24-hour cure before grouting means you lose a whole day. - Potential rework cost. What's the probability of a failure? What's the cost to repair?
- Schedule risk. If a product fails a bond test, you lose a day of installation. If the job is time-critical (which, in my world, it's always time-critical), that day can cascade into overtime fees and client penalties.

What about the counter-argument? 'I've used cheap stuff and it's fine.'
I hear this a lot. And it's true—if you're doing a small residential backsplash that sees zero moisture and no foot traffic, and you're not worried about cracking or discoloration, economy-grade adhesive probably works. But that's not most jobs. And it's certainly not the jobs where your reputation is on the line.
If you ask me, the question isn't 'can this product pass for now?' It's 'can I guarantee this floor in five years?' Because my client is going to call me in five years. If the material was wrong, that call is expensive.
Bottom line: The cheapest adhesive is the most expensive mistake you'll make if it fails. The cost of avoiding that failure—choosing a system from a brand like Mapei with documented testing, supported application, and consistent quality—is an investment in a project that actually finishes on time and stays finished.
